Abstract

As explained at the beginning of the book, a building project may begin fairly simply, perhaps merely a conversation between a client and an architect. Over the ensuing months, the project team grows as other services and advisors, such as structural and mechanical consultants, are brought in and the cost commitment builds rapidly. The run-up to the construction phase is especially critical. It is a time when a number of new companies are contracted to offer advice, to supply specialist services, materials or components. Very often this number has to be further increased in order to ensure an appropriate level of competition. At the time of the contract award, a project of even modest proportions can involve dozens of people. For this reason it is absolutely necessary for team members to understand each other’s area of responsibility and for contractual obligations to be clearly defined.
