Abstract
The aim of the paper is to present the condition of the Polish housing market with a special focus on housing development trends in metropolitan areas, especially in the Poznań agglomeration. The first part of the paper deals with the structural changes of the housing market resulting from the liberalization of state economic policy. The second part presents the evolution of the spatial planning system and its impact on the development of the housing market in Poland. The final part of the article focuses on housing conditions and the dynamics of the housing market in the Poznań agglomeration. With nearly 1 million inhabitants, the Poznań agglomeration provides a most remarkable example of a dynamic and intense suburbanization process. The depopulation of the central city in favour of suburban areas is strongly related to the overestimating of land allocated to housing in local planning documents, as shown by comparison to reliable demographic forecasts.
