Zusammenfassung
International gesehen war die Entwicklung der Wohnungsmärkte in den letzten Jahren durch eine besonders hohe Volatilität gekennzeichnet. Zwischen 2000 und 2006 stiegen die Preise in den meisten OECD Staaten deutlich an, fielen dann aber teilweise dramatisch in Folge der Finanzmarktkrise. Eine Ausnahme stellt jedoch Deutschland dar, denn hier blieben die Preise stabil. Wesentlich hierfür ist die Immobilienfinanzierung, die durch lange Zinsbindungen und hohe Eigenkapitalquoten gekennzeichnet ist. Darüber hinaus trägt auch die hohe Mietwohnungsquote zur Stabilität bei.
