Zusammenfassung

Die Formen des Outsourcings sind unterschiedlich und reichen von der anlassbezogenen Fremdvergabe von Teilleistungen (Gärtnerdienst im Beispiel) über die Vergabe ganzer Leistungsbündel (es werden Gärtnerdienst und Außenanlagenpflege sämtlicher Wohnhäuser vergeben) bis hin zur völligen Vergabe an externe Dienstleister. In diesem Fall spricht man von der Komplettvergabe (total facilities management, TFM).19 Zu Ende gedacht führt diese Komplettvergabe zu einer Auslagerung aller ausführenden und Managementfunktionen und ist insoweit eher als theoretische, denn als praktische Möglichkeit zu verstehen. In Abb. 1.2 ist die komplette Hausverwaltung einem fremden, spezialisierten Verwalter übergeben worden. Für das Tagesgeschäft hat er somit Managementkompetenzen, aber strategische Entscheidungen — insbesondere bezüglich der Vertragsverlängerungen usw. — trifft weiterhin der Eigentümer.
