Zusammenfassung
Seit etwa 20 Jahren gibt es Hinweise, daß sich in ausgewählten innenstadtnahen Wohnvierteln die Gebäudestruktur und die Zusammensetzung der Wohnbevölkerung nicht mehr verschlechtert, ja daß sich die bis dahin vorherrschende Verschlechterung („filtering down“, „downgrading“) in einem Maße umgekehrt hat, daß bereits massive Kritik an der Aufwertung erhoben wird. Bereits im Jahr 1963 ist von der Engländerin Ruth Glass der Begriff „Gentrification“ für die Beschreibung solcher Aufwertungsprozesse innerstädtischer Wohnviertel zum ersten Mal verwendet worden.1 Unter Gentrification wird sowohl die physische Wiederherstellung verfallener Gebäude in innerstädtischen Wohnlagen als auch eine Verdrängung unterer sozialer Schichten durch mittlere und obere soziale Schichten verstanden. Dies geschieht einerseits durch Modernisierungen und Umwandlungen von Mietwohnungen in Eigentumswohnungen, andererseits durch demographische Veränderungen (nach Alter, Einkommen, Bildung und Haushaltstyp) und oftmals auch ethnische Veränderungen (vgl. Hamnett und Randolph 1986, S. 121). Diese analytisch unterschiedlichen Prozesse können unabhängig voneinander in unterschiedlichen Städten an unterschiedlichen Stellen und zu unterschiedlichen Zeitpunkten auftreten; sie stehen untereinander jedoch sicherlich in einem Zusammenhang.
