Abstract
This paper presents the results of wider research that outlines a method used to assess the condition of the state and interventions in social housing developments built in Spain between 1939 and 1976. The method is applied to a case study: the rehabilitation of the Caño Roto (Madrid) social housing project. This urban intervention assessment model condenses items or key points to determine the condition of the housing developments just before an intervention commences, the variables that define the intervention and the effects it will have. The superposition of problems affecting these areas both physically, conceptually and socially, mean that it is essential to perform an assessment when an integrated urban regeneration is implemented. Therefore, to ascertain the degree to which an intervention is sustainable , urban planning, environmental, construction , socio-economic, political and management factors are taken into account. The verification of the assessment method in this case study is considered the beginning of its application to all types of similar operations in other cities.
