Abstract
The university Campus consists mostly of buildings for educational and research use in which façades are one of the most important elements regarding maintenance. The behaviour of these elements is deeply dependent on Use Factors which are decisive for Life Cycle Cost (LCC) analysis.
As they are mostly the result of public investment, it is understood that these buildings should comply with a set of functional requirements, among which the Durability of materials and components and the respective Service Life are key-factors for a successful investment. At the design stage the team project has to make decisive options regarding Maintenance.
Maintainability – defined as the evaluating standard to assess the feasibility in executing maintenance procedures – this is a new concept and is deeply connected to modern buildings, especially whenever such buildings are aimed at education and research facilities. In these buildings, usage stress is identified by cyclical wear and tear and requires a special way of ensuring functional availability.
The present article frame the concept of Maintainability right from the initial stages of a project showing their insertion with economical, functional and technical activities uprising the interaction with Domotic and with the importance of the Maintenance Manual
