Abstract

Among the market oriented appraisal methods, an interesting possibility is represented by the application of the Appraisal System Approach, whose reliability is linked to the availability of an adequate number of comparison data needful to allow the mathematical resolution of the system itself.

The present contribution intends to investigate the possibility of applying the Appraisal System Approach also in case of special appraisal (dissimilar data or not equally reliable ones), using coefficients that can weight the comparables differently in comparison functions due to the different similarities in property characteristics or pricing reliability
