Abstract
The appraisal of commercial development projects is one of the primary activities for professionals involved in appraisal and development consultancies. The types of real estate involved are varied; they include offices, retail units, industrial buildings, and warehousing. One common feature is that they are income producing—or at least potentially so in the case of owner-occupied buildings—and their value is determined by reference to this income stream and the value that potential investors place upon them. This assessment is reflected in the capitalization rate and discount rates applied to this income stream. This relationship, and the projects themselves, can be complex and involved. It was exactly this type of project that Developer was designed to deal with.
