Abstract

The evaluation of development sites is an important activity both for the developer and the local authority, albeit for different reasons. The developer will be anxious to establish as accurately as possible the extent of the development potential of a site. The evaluation exercise is designed to help him in this task. It may show that planning permission has actually been given for the development which he would wish to undertake; in this case the developer will know that the town planning aspect of the evaluation is certain and he need apply his judgement and experience solely to legal, financial and marketing matters. Very often the planning position will not be clear and the developer may need to allow considerable time and effort in settling it.
